Exact search is one of the most important elements for valuating a domain name for investment since the number of exact search is something you can (a) develop around (b) sell an end user on and (c) optimize parking for. Without exact search many times a domain is limited to the branding power of it but with exact search you basically have a domain that just needs a little TLC to turn into a thriving destination online.

Another factor is competition. First you have to measure the industry and see what kind of competition is around for ranking on the first couple pages of search engines like Google but even 15 years into this thing called the Internet (which your grandmother probably still thinks is fake) many of the top categories, products and sectors online have much less competition than you think.

The third factor is the use of the .com.
